Resident Qualifications

The Atkinson Reserve screens every applicant for the ability to pay and a consistent history of meeting financial obligations, including prior rental payments. We ask that applications be complete and truthful — accuracy speaks to character and is weighed alongside the information available to us. Prior landlord references may be contacted to confirm rental history and standing.

Requirements

• i.We allow for a debt-to-income ratio of up to 50%.
• ii.No late payments may appear on your credit report within the last twelve months.
• iii.No accounts may be currently in collection.
• iv.A review of criminal history and the sex-offender registry will be conducted.
• v.No prior eviction proceedings that are active or have resulted in a judgment or agreement against the applicant.

Requesting an Exception

Requests for exceptions to any item above may be submitted, ideally accompanied by supporting documentation. If you believe there is an error in housing-court records, resources are available to request a correction, and supplemental documentation on any aspect of your application will be carefully reviewed.

Voucher Applicants

Voucher applicants are welcome and are asked to provide the same documentation, including sources for other living expenses. The source of income is never a determining factor — only the demonstrated ability to sustain the tenancy is considered.
